FACILITY CONDITION ASSESSMENT
BV was contracted to perform a facility condition assessment for a nationally renowned farm equipment manufacturer's Warehouse comprised of approximately 6 million square feet of facilities. BV completed a comprehensive condition audit and plant capital renewal analysis. The purpose of the analysis was to assess the present conditions of the facilities and determine what future funding and management are required to maintain the functional operations.

The facilities included a foundry, assembly plant, storage warehouse, and operations. Facilities were assessed to the building system and component levels for condition, remaining life cycle, cost to replace, and evaluation of repair versus replacement options.

BV organized the property assessment schedule and coordinated with the client to perform assessments efficiently without disrupting facility activities including complete visual inspections of facility components (exterior systems, interior finishes, fire/life systems, accessibility issues, MEP systems). We described facility deficiencies, provided corrective action for each deficiency, and established prioritization standards to characterize deficiencies.

SOLUTION:
BV's final database included square footage delineations, immediate/ short-term repairs and 10-year capital estimates, and digital full-color photographs of each property. The database provided a property description and improvements and comments on observed conditions. The database enables our client to develop a long-range comprehensive planning process that protects the value of the facility and the assets of the plant.
